Profile of Brazil’s fractional owners
The study “Multiproperty Development Scenario in Brazil 2025” shows that more than 80% of owners prefer beach destinations. Couples with or without children represent over 90% of buyers. Most are between 30 and 59 years old, with family income from R$ 7,000 to R$ 22,000. The sector reached a potential volume of R$ 92.7 billion, driven mainly by the South.
“This public values leisure but remains budget-conscious. After the pandemic, families began planning vacations with the same attention they give to household finances. The shared model ensures predictable trips, hotel-standard services and accessible investment”, says Roberto Kwon.
The concept behind Amazon Parques & Resorts
With more than 20,000 m² across three towers, Amazon Parques & Resorts will be the world’s first tourism and hotel complex themed around the Amazon. The project will include about 250 fractional units, 420 beds and capacity for 1,056 guests. The leisure area will feature more than 9,000 m², a 420 m² pool, water play structure, 200-meter trail, official beach tennis courts and 10 private jacuzzis.
The complex will be managed by Wyndham Hotels & Resorts and is affiliated with RCI, the global vacation exchange network offering stays in more than 4,200 resorts across 110 countries.
“Beyond guaranteed annual use, clients can travel worldwide, turning the property into a gateway to global experiences”, says Márcio Piccoli.
Penha rises as a shared-tourism hub
With 31 kilometers of coastline and more than 2 million annual visitors, Penha (SC) has become a key destination for fractional ownership. According to Piccoli, the city unites tourism potential, strategic location and strengthened sustainable development in the South.
A new vacation mindset
The trend shows that vacations are no longer an occasional expense. They now form part of the financial planning of Brazilian families. Southern beaches stand out among those seeking comfort, planning and budget control.
